For Sellers

Selling Property Successfully

A strong selling price does not happen by accident; it comes down to preparation. Here is how to achieve a successful sale without price reductions and lost time.

What should you consider?

1. Realistic valuation

The first and most important step is a fair-market valuation—based on actual transaction prices achieved for comparable properties in your area, rather than generic online estimates. Setting the price too high leads to prolonged marketing times and often results in larger price cuts than a realistic initial strategy would require.

2. Compiling documents

This includes the land register excerpt, energy performance certificate (legally required for sale), floor plans, living area calculations, and—for condominiums—the declaration of division and minutes of recent owners' meetings.

3. Marketing

A professional property exposé with high-quality photographs, clear facts, and an honest description attracts the right prospective buyers and prevents unnecessary viewings.

4. Viewings and credit checks

Once serious interest is expressed, we verify the financial capability of potential buyers—ensuring you focus on buyers who are genuinely able to proceed with the purchase.

5. Notary contract and handover

Once an agreement is reached, the notary prepares the purchase contract. Following receipt of the full purchase price, the handover takes place—complete with a handover protocol, meter readings, and all relevant documentation for the new owner.
