For Buyers
The Path to Homeownership (for Buyers)
From the very first thought of owning a home to receiving the keys, it is a process with distinct steps. Knowing them allows you to buy with confidence – and peace of mind.
1. Clarifying your budget and financing
Before your search begins, the essential question is: What can I afford? A financing pre-approval from your bank provides clarity regarding your budget and positions you as a serious buyer during negotiations. In addition to the purchase price, you should factor in ancillary purchase costs: property transfer tax (5% of the purchase price in Baden-Württemberg), notary and land registry fees (approximately 1.5–2%), and, where applicable, the estate agent's commission.
2. Property search and viewings
Define your criteria—location, size, condition, budget—and allow suitable properties to be presented to you. During viewings, a second, objective look is always worthwhile: structural condition, energy performance certificate, pending renovations, and the neighbourhood both by day and by night.
3. Offer and negotiation
A realistic offer is guided by comparable properties in the local market—not by wishful thinking. Our team supports you with an accurate market valuation, ensuring you neither overpay nor lose out on an exceptional property.
4. Purchase agreement and notary appointment
The purchase contract must be notarised. The draft contract should be provided to you at least two weeks prior to the appointment, giving you sufficient time to review it thoroughly. Your claim to the property is legally secured only once the priority notice of conveyance (Auflassungsvormerkung) is entered in the land register.
5. Handover
Once the purchase price has been paid in full, the property handover takes place with a formal handover protocol—including meter readings, keys, and all relevant property documentation.
We guide you through the entire process—from the initial viewing to the notary appointment.
