For Landlords
Hassle-Free Letting
Selecting the right tenant and drawing up a well-drafted lease agreement prevents most problems before they even arise.
4 Tips for You as a Landlord
1. Tenant Selection
Comprehensive documentation is crucial: proof of income from the last three months, a current credit report (SCHUFA), and a certificate of rent paid in full from the previous landlord confirming reliable payment history. As a rule of thumb, the base rent (excluding utilities) should not exceed approximately 30–35% of the net income.
2. The Tenancy Agreement
In addition to the rent amount and service charges, a comprehensive tenancy agreement also regulates the security deposit (a maximum of three months' base rent), minor cosmetic repairs, notice periods, and house rules. In the event of a dispute, ambiguous or invalid clauses typically work to the landlord's disadvantage.
3. Handover Protocol
Upon moving in and moving out, a detailed protocol recording meter readings and the condition of the premises documents the baseline status—providing the foundation for a fair settlement of the deposit at the end of the tenancy.
4. Ongoing Management
This includes the annual service charge reconciliation, assessing potential rent adjustments, and organizing necessary property maintenance.
